Henegan provided full Construction Management services for this headquarters relocation – from Preconstruction through Construction and Commissioning of five full floors and the main lobby. The landlord undertook substantial building infrastructure upgrades to accommodate its new tenant’s occupancy of over 180,000 SF in this 1928 vintage building. A significant aspect of the services provided by Henegan was the need to interface with and monitor the landlord’s work progress. The fit-out was a new design standard for the firm with densified seating and open format ceilings with a unique vibration-isolation hanging system. It included an executive workstation and creative workspaces along with showrooms, production areas, a full cooking kitchen and servery complex, AV conference rooms, and storage spaces. Supplemental infrastructure installation included a data center, multiple IT rooms per floor, backbone riser, UPS with FM-200, and pre-action fire suppression systems. The project achieved LEED Gold certification.
